Affordable Manufactured Housing
Alternatives
Whether it's a manufactured home on an acre of ground in the county
or your parents living on your property in a second but separate home, or a
modular home nestled among older site built homes in the city; all are
affordable homes that are built in the factory and designed for long-term
residential use.
The Land/Home Package
The "Land/Home Package" refers to manufactured homes
being placed on typically larger county lots with permanent foundations which
enables them not only to obtain better terms for financing but also for
appreciation purposes. Manufactured homes are built to a pre-emptive HUD code
in a controlled environment and inspected daily; this code also sets
performance standards for the heating, plumbing, air conditioning, thermal and
electrical systems. Therefore, all city or county building departments within
the state have little or nothing to say as to how the homes are built which
saves a lot of time and money.
Here's how it works:
The three main components for the costs are: the property, the home
and site preparation. All three can be included on the loan. The home,
including all options or amenities, the property, as well as the site
preparation costs are totaled for appraisal purposes. (A WORD TO THE WISE,
BECAUSE SITE PREP COSTS ARE SIGNIFICANT YOU WILL WANT TO SHOP FOR YOUR BEST
BID).
Once the property is found and the appraisal complete, with all costs
accounted for, the home may be built and the project will be nearing completion
with only the site work to be finished. When completed you will enjoy a custom
manufactured home located on a lot of your choice and financed through any
source you choose (FHA, CAL-VET, VA, CONVENTIONAL, OR REVERSE MORTGAGES).
The Backyard Home/2nd Unit
With the high prices on homes in Southern California, there is
growing demand for homes going in as second unit on one property. Many property
owners are adding a 2nd home for their children, parents, or as a rental unit.
The need for these kinds of homes are prevalent in rural as well as urban areas
like Los Angeles and San Diego where the demand for affordable housing is even
more of an issue.
As of July 1, 2003 important "Second Unit Legislation" was put into
effect in Assembly Bill 1866, amending two sections of Government Code to
encourage the creation of second unit. This Assembly Bill encourages local
building departments to be flexible with residents interested in placing a
second-unit on their property. According to this Bill, the "legislature finds
and declares that second units are a valuable form of housing in California.
Second units provide housing for family members, students, the elderly, in home
health care providers, the disabled, and others, at below the market prices
with in existing neighborhoods. The Bill goes on to state, "an application
(within the building department) should not be subject to excessively
burdensome conditions of approval, should not be subject to a public hearing or
public comment and should not be subject to any discretionary decision-making
process".
Lot-In-Fills
Urban "Lot-In-Fills" are for those of you who prefer the city life.
Today’s manufactured or modular homes have experienced a major evolution in
types and quality of homes being offered. Technological advances are allowing
manufactured or modular homes to offers a wide variety of architectural styles
and exterior finishes that will suit most any buyer's dream, all the while
allowing the homes to blend in seamlessly into most any neighborhood. Two story
and single-family attached homes are but two of the new styles being generated
by factory-built innovation. As a result these kinds of homes are offering real
housing options for the neglected suburban and urban buyers.
With all the technological and factory-built advances
that have surely occurred over the years perhaps the most significant aspect of
lot-in-fills may be economic in nature. When building a single family
residence, built one at a time, there are only two ways to do it. One is by
using a custom home builder who builds on site, stick by stick, and the other
is having a custom manufactured or modular home built in a factory and
transported to the site. In the end you will have a very nice home no matter
which way you choose to do it; however, the costs associated with both are
vastly different. It is conservatively estimated that you will save between 10
to 35 percent per square foot as compared to site built homes.
